“Coping Stone and Flat Roof Solution”
Here we had an issue of constant water penetration into the property in a number of areas a veranda, an upper flat roof, and coping stones all around… this meant we had to find a solution. – completed for a housing association.
- Firstly, we lifted the decking and inspected it. We noticed the was not enough gradient on the veranda for the water to run to the drains/hoppers. We then applied a self-leveling screed with a slight gradient just enough for the water to run to the drains and not sit and seep through.
- We also noticed the water was penetrating through the coping stones and running down the walls. Due to the coping stones being flat the water was penetrating any cracks including hairline cracks and the coping stone mortar joints. Here we applied for 4-stage protection; firstly, we carefully removed the coping stones making sure they didn’t get damaged in the process. Once lifted we applied new mortar to the top of the walls with a waterproof additive to the mortar. We placed the coping stones back on and re-mortared the joints again with a waterproof additive. We then applied lead flashing on top of the joints as this is one of the weakest parts of the coping stone design. After the lead flashing, we then added aquapol which is a waterproof fiber paint that then turns to a rubber texture to allow the water to run off and not penetrate. After this, we covered all the coping stones in fiberglass sheeting and then applied aquapol over them.
- We also noticed the upper flat roof also needed a gradient to allow the water to slope towards the
drains. The flat roof then had aquapol applied.
